Economic Development Asset Manager for Real Estate Portfolio- Non-Profit Public Private Partnership (P3) Program for Social Infrastructure

NDC is the Owner of a portfolio of twenty Social Infrastructure projects nationwide. Project Sponsors include State and Local Governments, Public Universities and Non‐Profit Institutions. Five of the projects are located in the northeast in NY and PA. The Northeast portfolio consists of seven parking structures with 5,367 parking spaces with 40,000 SF of ground floor retail/ office, and a 4,000 SF multitenanted
office building. The portfolio includes the entire on and off‐street parking system in Scranton, PA. There is one project in predevelopment and an active pipeline of projects in differing stages of development. The position’s primary responsibility will be to represent the owner and provide asset management/project management services for the Northeast portfolio. Providing customer service and client support to our government and other public sector Sponsors for which the projects are operated will be the role’s main objective in addition to project management support for new transactions during pre‐development and construction.

Revenue and Grants Analyst

The Revenue and Grants Analyst’s responsibilities will include working with a team of professionals to ensure quarterly and year end reporting is complete, accurate, and timely. Those responsibilities include preparing invoices and ensuring collections, preparing and reviewing internal accounting records and schedules, managing detailed grant budgets , as well as providing support to program management team members. The Revenue and Grants Analyst will report directly to the NDC Accounting Manager and work closely with Program Managers and the Chief Financial Officer.

Small Business- Lending Manager

The Small Business Lending Team delivers NDC’s core small business services, including both SBA 7a guarantee financing through Grow America Fund (NDC’s SBLC affiliate) and non-SBA loan products for Community Impact Loan Fund (NDC’s non-SBA small business lending affiliate). This position centers on the referral, sourcing and structuring of small business financing transactions. The LM will work under the general supervision of the Director of Lending, exercising significant latitude in the use of initiative and independent judgement in the performance of his or her responsibilities.
The position will service a region covering multiple states and communities with deals to be sourced, at any given time, from NDC small business lending’s east, central or west regions. These communities may change, as necessitated, within the normal course of business. Furthermore, the job involves some travel to visit potential borrowers and to attend internal meetings.

Field Director - East Coast

Field Director (Directors) deliver NDC’s core services, including technical advisory services and capacity building, to local governments and non-profit corporations. NDC Field Directors provide expert technical advisory and development services for commercial and residential development and small business expansion. NDC’s services and products are used to leverage private investment and make determinations for appropriately sizing public financial incentives in order to attract maximum private investment.

NDC seeks to add another full-time Field Director for its eastern United States team. A candidate based in the New York metropolitan area is preferred but not required. The position still will require travel.

Project Manager- Social Infrastructure

NDC seeks to add a Project Manager to its Social Infrastructure team. The Project Manager will work closely with the Senior Director and other members of the team on project management assignments related to the design, financing, construction and operations of social infrastructure assets. These projects are typically sponsored by other nonprofit organizations and/or municipalities which request NDC to serve as project manager, and sometimes as financier and owner of the asset. The types of projects vary, but might include affordable housing, public facilities such as City Halls and libraries, parking garages, and university laboratories and office buildings, among others. Currently the majority of these projects are in the Northeast and Caribbean (Puerto Rico and the U.S. Virgin Islands) but NDC expects to grow this work in other parts of the country. The position will require some travel to project sites, more so during construction. Candidates currently located in the Tri-State Area (New York, New Jersey, Connecticut) are preferred, though others candidates will be considered.
